What we offer
We aim to improve the living experience for our working professionals. We provide fully furnished rooms in all of our properties, this includes all bills, WI-FI, and a fortnightly cleaner.

In some cases, we can add value to your property by repairing some minor damages, whilst in some cases the house may be set up for students, we aim to attract working professionals so we may need to re-decorate and refurnish to a high standard, improving its condition, which in turn adds value to your property.

We give our Landlords complete peace of mind whilst maintaining their asset and guaranteeing their rental income.

Tenancies
Long term 3 - 5 year tenancy agreements.

Guaranteed Rent
Full rental payment every month.

Cleaning
Regular fortnightly cleaners attend to all bathrooms, communal living rooms and kitchens. we will personally inspect your property regularly to ensure its kept to a high standard and being cared for

How it Works
WE ARE YOUR TENANTS

We rent the property from you and effectively become your tenants. We then rent each room on a minimum of 6month individual AST contract and we take care of everything. 

As we are your tenants you will only ever have to deal with us. When renting a property there are of course lots of things to consider, there are many hidden costs that eat away at your monthly profit and may lead you down the thoughts of "why am i doing this"

We understand the importance of selecting only the best tenants for your property, all of our tenants are working professionals and will have gone through our vetting process prior to moving in, after all, we are taking responsibility for any lost rent, potential damage and misbehaviour.

We also deal with calls, emergencies and in fact all tenant issues. you will also never again have to worry about voids - a recent survey by Spare Room showed that most properties have a void period of at least 6 weeks per year.

Legislation
We will take care of any legal obligations and can help you to remain compliant with all current relevant legislation, ensuring everything is current and up to date. furniture/fire regulations and smoke/carbon monoxide detectors

Insurance
As the owner of the property you are responsible for building insurance which usually includes an amount of contents insurance. A residential insurance will not be adequate and you will need to either a buy-to-let policy or  specialist HMO policy. We have public liability insurance. We advise our customers to obtain their own contents insurance.

GAS SAFE
We will organise a Gas Safe Inspection on your behalf and be at the property to meet the engineer. this test is a legal requirement to ensure all gas appliances in the property are safe. It must be renewed annually as there are serious penalties for not having a valid certificate, we keep a copy and send you the original.

ID
Before we agree to manage your property we require 2 x proof of ID and proof of ownership of the property

INVENTORY
Before we agree to manage your property you may decide to obtain an inventory from an independent company, or if you prefer we can arrange this for you.

INSPECTIONS
We carry out regular inspections to ensure the property is well maintained. We have good relationships with our customers and quickly deal with any issues they may be experiencing 

MAINTENANCE
We will pass on any maintenance issues to the landlord or letting agent, we focus on ensuring the property is well maintained, we believe the letting agents are experts in their field and have all the resources to promptly resolve maintenance issues, we can however offer to manage the property if the Landlord wishes to, giving you stress free passive income from your property.

Termination
Should you decide to terminate the agreement between us, we require a minimum of 6 months notice, this is because we may have signed a 6month AST with a tenant, this way we can ensure we can return the property to you vacant. 

When the agreement comes to an end
We'll hand you back your property in the same or better condition than it was before.

you'll even have the option to keep all the furniture or extend our agreement.

TOO GOOD TO BE TRUE?
you may be thinking the industry is tough and how would there be a profit for us to manage your property, so how could we do it?

we may offer you a slightly lower monthly rent to you than high street agents would, however the benefits and guarantees we offer more than compensates so that your income actually increases,

  • You will have no void periods (average of 1.5months)

  • We provide a bi-weekly cleaning and inspection service free of charge to ensure the property is well maintained and respected
